What are the income and credit qualifications?
3 times the monthly rent, require proof of income, 3rd party screening company.
What is acceptable proof of income to sign a lease?
1 month of current pay stubs, 3 months of current bank statements, offer letter, or current W2.
What happens if I qualify for an apartment, but my roommate does not?
All applicants must be approved via a 3rd party screening company.
Is my security deposit totally refundable?
Refundable Deposits start at: $150, $250, and $350.
If I get a job transfer, can I break the lease?
We offer an Early Termination of Lease Agreement. You will provide 60-day written notice, pay termination fee, and pay back any concessions given.
Can I change to a month-to-month lease plan after my first year?
The lease will automatically default to a MTM status after the lease expiration. A 60-day written notice will be required on a MTM lease. All month-to-month fees will apply.
Do you accept leases for short terms?
Our minimum lease term is 3 months, subject to change.
Am I required to have renters' insurance?
Residents are required to provide proof of and to maintain a liability insurance policy during the entire lease term and any renewal periods that provides limits of liability to third parties in amount no less than $100,000 per occurrence. Policy must list all lease holders.
Do you offer furnished apartments?
We can recommend a third party furniture rental service.
Do you offer corporate apartments?
Not at this time.
If something needs to be repaired in my apartment, how do I report it?
Please inform the office, via phone, email, or resident portal.
What day of the month am I liable for a late charge?
Late fee charges start on the fourth of the month.
Is there a place where I can pay my rent after office hours?
Rent payments can be made on our online resident portal 24/7.
There is a person who might be staying with me for a while, is that permitted by the lease?
Any guests that stays more than 7 consecutive days need to apply to be added to the lease.
Do you have reserved parking?
We offer reserved parking spaces and reserved one or two car garages. There is a monthly cost associated with any reserved parking.
I have a motorcycle, where can I park it?
In any resident parking space designated for vehicles.
My children live with me in the summer; do I need to notify your office when they arrive?
The office should be notified and they should be added to the lease as occupants. Any guest that stays more than 7 consecutive days need to be added to the lease.
Can I install my satellite dish at my apartment?
Not at this time.
Do you have cable services?
We offer Spectrum and AT&T at the expense of the resident,
Does the property have a fitness center?
We have a 24hr fitness center and 24hr spin room.
Does the property have a swimming pool?

Are gas grills permitted at your property?
It is against city code to have a any open flame on property less than 10 feet from the building. We offer 2 grills located in the pool area.
Is there any additional storage space available at your property?
We offer rentable storage spaces.
Are residents permitted to paint their apartment?
Painting is allowed but residents must return the paint to it's original color upon move out to avoid painting fees.
Will you accept my delivery packages for me?
We offer Fetch as our package delivery service.
